Building Controls and Building Energy Management Systems (BEMS)

This guide focuses on building controls and Building Energy Management Systems (BEMS) for facilities management professionals.

A BEMS is a computer-based approach to measuring, monitoring and managing the performance of building services such as heating, ventilation, air-conditioning,lighting and security. A BEMS coordinates the operation of various systems in the building such as boilers, air handing units, fans and others. It gathers data from sensors such as light detectors or sensors that track occupancy, temperature, pressure, humidity or occupation within occupied areas of the building to create and retain a comfortable indoor environment.

Inclusive Access, Disability & The Equality Act Inclusive access, disability and the equality act

The objective of this second edition is to provide the Facilities Management sector with up to date guidance on meeting legal requirements under the Equality Act 2010 and ensuring the needs of all potential building and service users are met through the provision of an inclusive environment.

The first section of the guide gives an overview of why inclusive services are important. The body of the guide then explains why the facilities manager has such a unique role with practical items to consider on a day-to-day basis.

The guide gives an overview of how to include the needs of the whole population when designing and selecting buildings, furnishings and fittings as well as developing management regimes, receiving visitors, and preparing evacuation strategies.

Procuring and Running Cleaning Contracts

BIFM has been working with FM support services expert Not Just Cleaning on revisions to the Good Practice Guide to Procuring and Running Cleaning Contracts.

The guide provides useful information and guidance to facilities professionals regarding good practice in the procurement, delivery and management of cleaning services within the full range of non-domestic buildings. It also issues guidance on the selection of an appropriate cleaning and support service provider and advises on on-going management of cleaning contracts. This guide updates the 2010 version to include information on new waste management regulations introduced earlier this year, largely driven by legislation and an increased focus on recycling of resources, as well as promoting sustainable practices.

This guide provides information and guidance on risk management principles and models, risk management processes and their tangible outcomes as well as discussing risk areas inclusive of legislation. This guide looks to apply the general principles of risk management providing relevant examples throughout.

This version updates the 2010 publication to include information on; the Approved Code of Practice and Guidance on Regulations (2013), the Energy Saving Opportunity Scheme (ESOS) (2013), the UK Corporate Governance Code; C.2: Risk Management and Internal Control (September 2014); and the Approved Code of Practice and guidance on regulations (2013).
